What is a pre completion inspection?
Pre completion inspections or PCIs were introduced by the New Homes Quality Board in 2022. This inspection provides an opportunity to spot any potential problems, often referred to as snags before completion, thus providing additional peace of mind to you the buyer. This will involve an inspection of your property the exterior and room by room to check against NHBC Standards. After this you will receive a comprehensive snagging report.
Peace of mind
A snagging report typically costs only a few hundred pounds, and considering the significant investment you're making in your new property or extension, it would be imprudent not to have one carried out. Ideally, you should arrange a snagging inspection prior to your completion date. By doing this, you retain control over your funds, giving you greater leverage to ensure any defects are addressed. However, if you've already moved into your new home, don’t stress; you can still arrange for a snagging report before the builder's warranty expires, which is generally two years.
